The Serpent Rooms are a young, friendly run dungeon space available to hire by individuals, couples or groups. The multi-roomed space is located within walking distance of a North London underground station, with very fast links to central London.
When you hire the Serpent Rooms you have full, exclusive use of the entire self contained building. On arrival you are given brief instructions and then left totally to your own devices, ensuring a completely private and secure experience.
All rooms are clean, well equipped and atmospheric.
What is the cost of hire?
Two hour bookings are preferred and the cost for two hours for hire of all the rooms is £80.
Each additional hour is £30 per hour. So three hours is £110, four hours is £140, five hours is £170.
An all day booking (8 hours, 9am -5pm) can be arranged for £200 for the day. Longer bookings can be negotiated.
Can I hire overnight?
Yes. The cost for a 12 hour overnight booking costs £150 for bookings Sunday night to Thursday night. Weekend overnight bookings of 12 hours are £170. If you want a longer overnight booking then let me know. There may be a small extra cost for additional hours.
Is there somewhere to sleep?
Yes. There is a double bed with all sheets and bedding provided.
Is there parking?
As of November 28th 2016 there is no longer free parking on our road. If you can plan alternative methods of transport that’s better. We do have some visitor parking vouchers which are £1.50 for two hours. If you require these please let us know prior to your booking.

How many people can be accommodated?
The prices stated on the website apply to individuals, couples and groups up to three people. If you have a group of 4 or more please email for a quote. There will be a small extra cost depending on how many people and how long your booking is. The maximum capacity of the venue is 10-12 people.
Can I smoke inside?
If you have a long booking and cannot live without a cigarette you can smoke, but only in the downstairs part of the building (reception room and main dungeon room). Therefore we can accommodate for smoking fetish in the main room. Smoking is not permitted upstairs. You can also go outside to smoke but discretion and conventional clothing is essential. Please be careful with cigarettes and the equipment.
Can I bring my own equipment?
Yes you can, although please be very careful not to accidentally mix any items up and take any of me equipment when you leave. I will be checking the inventory after every booking to ensure all equipment and items remain in the rooms.
Will I have total privacy?
Yes. We pride ourselves on allowing complete privacy to do as you wish throughout your booking period. There is a short tour and a briefing on the rules and instructions and then you are left to your own devices. I will not be sitting in the room next door while you play, which could make you feel uncomfortable. I am therefore trusting that you will practice only safe and consensual fun.
If I cancel, will I get my deposit back?
If you cancel your booking within 24 hours of making the booking, I will return 50% of your deposit, as long as the booking is more than 7 days away. If you cancel your booking 14 days or more before the date of your booking, I will refund 50% of your deposit.
If you cancel with less then 14 days, then the deposit is non refundable. This is because the space would have been reserved for you and I would have turned away other bookings in order for you to keep your reservation. If you cancel with less than 14 days to your booking, and I manage to replace your booking with another one, then I will return 50% of your deposit.
